Buyer & Seller Perspectives on Pipe Condition & Restoration

One of the challenges to overcoming concerns regarding aging or failing pipe is establishing a common view of the problem from which to negotiate. In such cases, it’s useful to understand the topic from the other party’s perspective.

From A Seller’s Perspective

The average age of homes and buildings in the United States is increasing. Many properties have been well maintained from the ground up, but drainage and sewer plumbing is often overlooked. Cast Iron, Clay, and other common pipe materials will only hold up to the rigors of nature for so long. A growing number of buyers are closing on properties and discovering within the first few years that plumbing is in need of substantial repairs. We’ve seen an increasing number of post-sale lawsuits between buyers and sellers over unknown pipe problems as evidence of this fact. Buyers are right to take an interest in the condition of pipes before they buy. Fortunately, we have new tools available to quickly and economically address those concerns.

A pipe inspection is a good place to start. Inspections are relatively inexpensive and they allow Sellers to negotiate from an informed position.

Ultimately, all real-estate negotiations are fluid. A good buyer may understand that other properties within their parameters are likely to present similar pipe concerns. Keep an open mind and speak with your agent about what kind of compromises may be on the table.

We can often restore sewer pipes for residences and smaller single-story commercial buildings in a few days. Larger homes and multi-story buildings will take longer. Regardless of the circumstances, our pipe restoration methods are almost always significantly faster than pipe replacement (and less expensive).

A number of options exist to bridge the financial gap until a sale goes through. We offer several direct Financing Options for qualified owners that will not create a lien that would encumber the property at closing. Traditional bank-funded home improvement loans are also an option. In either case, the amount financed could be repaid in full with funds from closing.

From A Buyer’s Perspective

In homes and buildings, the pipes inside the walls, under the foundation, and those running outside that connect to pubic services are the property and responsibility of the owner. In the case of a condo, pipes inside the unit are typically the responsibility of the owner.

When it comes to pipes, the best way to really know what you’re getting for your money is to demand a comprehensive video pipe inspection. Inspections are relatively inexpensive and they allow buyers to negotiate from an informed position.

Ask your agent to inquire about the condition and repair history of pipes. If previous inspections or repairs have been performed, the seller should have no problem providing a copy of prior inspections and records. If you like, we would be happy to take a look at videos and give you an informal assessment.

Unless you can obtain complete and recent videos/documentation, it is best to demand that a video pipe inspection be performed on any property you are considering purchasing.

The good news is that so long as the sewer and drainage pipes aren’t completely non-functional, you can move in as early as you like. Our non-destructive pipe restoration methods can be performed without displacing occupants. Affected pipes will be out of service while our crews are present, but in most cases, they are restored and returned to service by the time our crews leave for the day.

In terms of finances, you have several options. We offer several direct Financing Options to qualified homeowners. Or…if you are planning on obtaining a mortgage to purchase the property, you can roll your pipe restoration into the new mortgage. You can also take out a separate bank-funded home equity loan. Either way, rest assured that we are committed to offering affordable, long-lasting solutions with minimal disruption to your daily routine.

How We Give New Life To Old Pipes…

We renew pipe systems from the inside by installing new pipes within failing pipes. For 1.5-2″ diameter pipes, specialized equipment is used to apply a durable resin coating to the inside of pipe walls, sealing leaks and protecting the pipe from further degradation. For 2-8″ pipes, a resin saturated liner is pulled or inverted into the host-pipe and then cured to create a new composite pipe within the original pipe. Our environmentally friendly methods require little to no digging or disruption and provide a long-lasting solution to pipe problems.

In most cases, individual pipe sections and branch lines can be restored and reinstated in a SINGLE DAY, returning lines to service each day before our crews leave.

Frequently Asked Questions

The primary reason pipe restoration is so much less expensive than pipe replacement (re-piping), is because Champion Pipe Restoration rehabilitates pipes without having to dig up or destroy everything around them. In a classical pipe replacement scenario, pipes must be removed and replaced from behind walls, under slabs, under floors, and under driveways and landscaping. In many cases, this requires the expensive and time-consuming process of tearing up and repairing bathrooms, flooring, slabs, sidewalks, asphalt, green areas, etc. It’s also time consuming. With traditional re-piping methods causing so much disruption, it’s easy to imagine how Champion Pipe Restoration can save customers as much as 40% or more over pipe replacement.

Our services are highly specialized. While most traditional plumbers are your first call for basic issues like leaking faucets, installing new toilets, and repairing garbage disposals, many are not equipped to restore sewer and drainage lines without destructively removing and replacing them. We focus on our specialty and we’re good at what we do.

While there are several factors that influence how long pipe restoration will take, Champion Pipe Restoration can often restore sewer pipes for residences and smaller single-story commercial buildings in as little as one day. Larger homes and buildings may take longer, with high-rises often taking the longest. Regardless of the circumstances, our pipe restoration methods are almost always significantly faster than pipe replacement (and less expensive).

Depending upon access, we can often inspect all of the sewer and drainage pipes in a residence or smaller single-story commercial building in about 2-4 hours on site. Larger homes and buildings may take longer, with high-rises taking the longest. Customers receive a copy of the video inspection and a written assessment report immediately upon completion.

Our restoration methods are applicable to virtually every kind of pipe used in the construction trades. We commonly restore Cast-Iron, Vitrified Clay, PVC, Galvanized Steel, and Concrete pipes found in most sewer and drainage systems.

Our pipe liner is typically comprised of several layers consisting of a plasticized barrier, felt fabric, and interwoven fiberglass reinforcement. The liner’s layers are saturated in a specially engineered resin, which cures to form a strong composite material much like the fiberglass that boats are made of. Cured liner is extremely durable and the materials have a design-life in excess of 50 years.

Yes. In most cases we can navigate bends and 90’s. If there are a significant number of turns, we may choose to use a special high-performance liner or install multiple overlapping liners.

When pipe has been lined with cured-in-place liner comprised of a resin saturated composite tube, the new pipe that is created is structurally sound in and of itself. The new composite pipe has the integrity to support itself regardless of the condition of the original host pipe.

Because we are not removing and replacing pipe, we only need enough access to clean and then feed our pipe liner into the failing pipe(s). We always look to utilize existing access points first. This may involve entering through a yard clean-out, roof vent, or removing a toilet. In some cases we may be forced to remove a small section of wall material or dig a small hole in the yard to access a line. We rarely-if-ever excavate floors.

We typically restore up to 100 feet of 6″ pipe or 130 feet of 3″-4″ pipe in a single shot. For smaller diameter pipe, we can typically epoxy coat about 100 feet at a time, although multiple passes may be required. One “shot” is one continuous liner or coating installation initiated from a single access point. If the access point is a cut segment or a “T- fitting”, we can shoot in both directions, providing over 200 feet of restoration coverage from a single access point.

The simple answer is no. While there is a minimal reduction in interior diameter, the smooth surface of lined and coated pipe will usually improve flow capacity. In addition, prior to restoration, cleaning of the line will have removed roots and build-up that had previously impeded flow.

Yes, restored pipe is very root resistant. When Champion restores pipes, the resulting lined/coated pipe contains no joints or leaks. Roots are attracted to water. With no more leaks, there is no water for the roots to grow towards, and with no more joints, there are no crevices for roots to find their way into.

In terms of materials, the resin systems and composite liner materials employed by Champion Pipe Restoration have an engineered service life in excess of 50 years.

We have several methods for re-instating connections (branch lines) so that flow can be restored to trunk or mainlines. When access is available from the connecting line, we may utilize a milling cutter to cut the liner and open the connection back up. When access from the connecting line is not available, we utilize a specially engineered robotic cutter to reinstate connections.

In most cases, home/building owners are responsible for maintenance of the sewer pipes that connect the building to the public sewer system. The owner’s responsibility typically ends where the “lateral” connection pipe crosses into the right-of-way near the roadside and ties into the public system.

Affected plumbing will be unavailable while our crews are working on site. The respective pipe system will typically be operational by the time our crews leave each afternoon. Any overnight or longer-term unavailability is coordinated with owners on a case-by-case basis.

Depending upon the layout, we will either pull toilets or use roof vents to access the branch lines. In some cases, we may have to remove a small square of wall material from behind fixtures to gain access.

Usually, yes. The state requires a permit for residential, commercial, and industrial pipe restoration in most cases. Your sales representative will speak with you about permit requirements prior to scheduling restoration work so that we may pull the appropriate permits on your behalf.
